The Importance of Staging a Property Before a Sale

This is a question that often baffles sellers when preparing for the sale of their homes and can be seen as daunting for those not very creative types…Lol

Staging requires process & alignment to the target market maybe even more so than creativity. Staging your property for sale can significantly enhance its appeal to potential buyers.

Here are some tips to help you stage your property effectively:  

  • Start by decluttering the space: I can understand the stress and pressure of this exercise filling up the brain. But this CAN be done in step-by-step format. Start with 1 room or 1 item at a time. Example, declare that you’ll be clearing out 1x cupboard per week, put it on a task-list, before you get to it!

  • Depersonalise the space: I know you love them, but buyers don’t want to see tons of old photos, doilies of old and that old rocking chair in the frame of your Property24 ads.

If you want to show that the house is sellable to a family, add modern, spiffy and neatly organised photos of your family to indicate this in a way that is not too personal to you and more generic for the family market.


  • Clean it up: Another stressful task, I know! But does the appearance of a sparkling new braai grill or oven not shine when compared to hundreds of other houses in the area that did not manage to do the same? Buyers want a fresh new start.

  • Curb side appeal: Now that the interior is taken care of, sellers will want to consider what the outside area looks like to the viewer on the street. Mowing the grass, trimming the hedges and bushes, painting the fence / door, filling up the cracks, decluttering the gutters, sweeping the pathways, maximising natural light and making sure that there are no drain leakages are all some ways to ensure that what can be viewed outside is a representation of how you as the seller would likely have managed to maintain this house both outside and in.


  • Stage each room appropriately: Arrange furniture neatly in your living space, fluff up the pillows in the bedroom and remove any unwanted clutter on kitchen countertops to create a space that is orderly and inviting.


Should I create a theme for each room? 

You don’t really have to, but the eye enjoys seeing high level snapshots to get a view of whether something is perceived as suitable or not. This is in direct contrast to minute detail, which may confuse or given the viewer too much information to process all at once. 


Depending on the value of the price you aim to fetch for your property, some experts recommend even going so far as to rent furniture to fill up some of the emptier rooms in the house. 


This creates a more stylish appearance that attracts buyers, allowing them to visualise exactly what this space could be useful for to them. By following these tips, you can create a space that appeals to a wide range of buyers and helps you sell your property faster and for a higher price.
